David Thorpe is a builder, developer, facilitator, and leader — known for his ability to guide complex projects and teams toward successful, grounded outcomes. With a lifetime of experience in real estate development, construction, and homebuilding, David is the professional people turn to when they need authentic, steady leadership rooted in action over posturing, progress over politics, and solutions over blame.
From his early days as a laborer on construction sites to executive-level roles across the country, David has built a rare combination of hands-on know-how, strategic insight, and industry depth. His work spans resort and hospitality development, urban mixed-use projects, golf and ski facilities, single-family and multifamily housing, and large-scale commercial construction — including adaptive reuse and brownfield redevelopment. He’s led efforts on projects ranging from tenant improvements and boiler replacements to billion-dollar master plans, never shying away from complexity or challenge.
As the son of a builder, David’s foundation was poured early: tools in hand, eyes on process, and deep respect for the trades. That upbringing shaped his approach — candid, team-first, and driven by collaboration. He’s served as a general contractor, owner’s rep, developer, VP, and Managing Director of Design & Construction, as well as an independent consultant. His national experience gives him perspective to navigate regional realities, local codes, and stakeholder alignment with equal ease.
Based in Denver, Colorado, David is the immediate-past Chair of The Urban Land Institute’s (ULI) national Redevelopment and Reuse Product Council (Blue Flight), and he currently serves on the ULI Americas Executive Committee. On every project, council, and board where he serves, his goal remains the same: align people, solve problems, and get the job done right.
